What property management services do you provide?

We offer comprehensive property management. From marketing and leasing to tenant screening, accounting and reporting, documentation, inspection and maintenance, as well as handling disputes. We can also customize a package to suit your needs.

What’s the harm in managing my own property?

It’s not easy at all! Without prior experience or with a busy schedule, you’re in for a lot of hard work with little to no results. Professional property management will take the burden off your shoulders. Imagine contacting tenants, handling payments and paperwork, repairs and maintenance, advertising your property, conducting leasing inspections etc, all by yourself!

How are tenants screened?

The tenant’s work-related details and valid proof of identification (including passport, visa, and Emirates ID copies) are collected. Additional documents like salary certificates can also be requested sometimes.

How can I be sure my property isn’t being misused by the tenant?

We carry out scheduled inspections ( especially at contract renewal time) and ensure that all damages are reported and the property is not being misused.

What is the procedure for rent collection and bill payment?

The rent is deposited into our company account since we sign the contract with tenant and collect government taxes like Vat and tourism dirham. We will subtract expenses like utility bills, maintenance charges and service fees and transfer the remaining amount to you at the end of the month.

What types of property do you manage?

We specialize in managing both luxury and affordable vacation homes in Dubai, with a portfolio that ranges from studios to villas.

I have invested in furniture — how can I be sure it will not be damaged?

All properties are inspected at each checkout by our operations team. Any damage discovered that is not recorded on the check-in inventory will be documented with photos and an incident report and charged against the security deposit. If the security deposit does not fully cover the cost of repair or replacement, the guest is contractually obliged to pay the balance, in accordance with the tenant agreement.

How can I verify that my property has actually been rented?

Owners can view live availability and pricing for their properties via owner app. In addition, owners are provided with access to regular reports and monthly statements that detail bookings, revenues and expenses.

My property is unfurnished — can I still rent it?

Yes. We have an in-house design team that can stage and furnish your property for a modest fee. Properties we stage typically perform significantly better — often achieving a 30–40% uplift in performance.

How does short-term letting provide more flexibility?

Owners retain use of their property when it is available. If you wish to use the property for personal stays, simply provide the desired dates and we will block the calendar for you, your family or friends. Standard checkout cleaning and laundry fees apply if you request our services for those stays. If the property is returned in the same condition as received, no additional charges will apply.

Can I control the pricing of my property?

We distinguish between long-term real-estate pricing and dynamic tourism pricing. Tourism rates fluctuate frequently; our revenue managers monitor market demand and optimize pricing to maximize occupancy and overall revenue. We will always set an agreed minimum price floor that we will not go below during both high and low seasons. If any proposed price adjustments differ significantly from the agreed forecast, we will contact you for approval before applying them.

Am I tied into a 12-month contract?
No — our contracts are flexible and include a break clause. This provides a clear advantage over multi-year long-term leases, which can lock you into a fixed rent if the market improves. Our dynamic pricing model ensures you benefit from market upswings.
Can I advertise my property with other holiday-home agents to increase occupancy?

Using multiple operators for the same property is impractical and can create serious operational issues (double bookings, service conflicts and inconsistent guest experiences). We already market on all major short-term channels, so duplicate listings do not improve reach. Furthermore, operators must be accountable for compliance and guest handling; in Dubai, regulatory and platform requirements make exclusive arrangements the standard practice. If you have specific concerns about exclusivity, we can explain how we manage multi-channel distribution while protecting your interests.

Do you guarantee higher income than annual rent?

Short-term yields depend on property type, location, furnishing, and market conditions. On average, our portfolio demonstrates a notable premium over equivalent annual rents — historically owners have seen materially higher net returns (typical uplift varies by location and season).
